Is my offer to let a property qualified?

We will forward all offers to the landlord, however, please keep in mind that each offer is SUBJECT to landlord’s approval and referecning.

All referencing is done via Goodlord – an external online referencing system.

Once you pay the 1 week holding deposit, Goodlord will request all your referencing documents for 4 mandatory checks, it is quite simple process, however it will depend on your circumstances.

Goodlord will mostly perform the following 4 checks:

  1. ID/Right to Rent Check – Each applicant will need to provide passport/ID, Right to rent share code (if applicable) and selfie.
  2. Credit Check
  3. Income/Affordability Check – Each applicant will need to provide a proof of income in the UK. The applicants will usually pass affordability if their proven combine UK based income of all tenants is at least 2.5 x 12 x monthly rent.
  4. Residential Check – Each applicant will need to provide a previous landlord’s reference or a tenancy agreement and 3-month bank statements showing the applicant is paying the rent.

Goodlord can request more documents depending on each applicant’s circumstances and all process is Subject to Goodlord referencing process.

Do I need to pay a holding deposit?

If the landlord accepts your offer, we will need to put your details to Goodlord and Goodlord will send all applicants an email requesting to pay the holding deposit (1 week rent).

Once you pay the holding deposit Goodlord will request all your referencing details and documents for the mandatory 4 checks as mentioned above.

Can I rent a property if I do not have any income?

Yes, you can if you meet one of the following criteria:

  • You will need to provide an UK based guarantor who will be able to provide a proof of income in the UK at least 3 x 12 x monthly part of your rent, or full rent in case you are the only tenant. SUBJECT to all applicants to meet the minimum combine income/affordability.
  • If you do not meet the above criteria, you will need to pay the full rent in advance.
