Every buying search is different. A straightforward search for a modern Central London apartment may require a very different level of work from a highly specific Prime London acquisition or an extensive investment search.
A non-refundable retainer is payable when we are formally instructed to commence the Property Search Service.
The overall professional fee is agreed individually before the search begins and confirmed in your Property Search Agreement.
The £1,000 + VAT initial retainer is non-refundable. Where a purchase successfully completes, the retainer is credited against the overall Property Search Fee in accordance with the agreed Property Search Agreement.
The final fee and commercial terms may reflect matters such as the purchase budget, geographical area, complexity of the brief, anticipated level of work and any additional requirements.
The precise fee, payment trigger, search period, exclusivity arrangements, retainer treatment, termination provisions and other terms are confirmed in writing before the professional search begins.
Why do we use a Property Search Agreement?
A professional acquisition search can involve significant time before a purchase is made. We may contact numerous agents, monitor opportunities, preview properties, coordinate appointments, investigate options and remain involved for months.
For that reason, the exact relationship between you and CENTURY 21 London Central is documented in a Property Search Agreement before the service begins.
The agreement establishes the individual brief and applicable terms so that both sides understand the scope of the instruction from the outset.
What happens after you collect the keys?
Our involvement does not necessarily have to finish at completion.
Depending on the property and your requirements, we may also be able to assist with or introduce appropriate services relating to:
- preparing an investment property for the rental market;
- rental valuation;
- professional property marketing;
- letting and tenant introduction;
- property management;
- refurbishment or renovation;
- contractor introductions; and

We can speak with professional contacts and selling agents regarding relevant pre-market and off-market opportunities. Availability depends entirely on the market at the time and cannot be guaranteed.
Can you attend property viewings for me?
Where agreed and practical, we can attend or preview selected properties on your behalf. This can be particularly helpful if you are overseas or have limited availability in London.
Can I join a property viewing remotely?
Where practical, connectivity allows and the relevant permission has been granted, a live video call may be possible. Alternatively, a simple video walkthrough may sometimes be possible. Photography and filming inside a property are always subject to permission.

Do I still need a solicitor?

Should I arrange a building survey?
This depends on the property and your individual circumstances. Our observations during a viewing are not a structural survey, valuation or technical inspection. You should obtain appropriate independent professional advice.
Can you help once my offer has been accepted?
Yes. We can remain involved and help maintain communication between relevant parties as the transaction progresses. Your solicitor remains responsible for the legal conveyancing process.
How much does the Property Search Service cost?
The initial retainer is £1,000 + VAT and is non-refundable. The overall professional Property Search Fee is individually negotiated and agreed with you before the professional search begins.
Is the £1,000 + VAT retainer deducted from the final fee?
Where a purchase successfully completes, the retainer is credited against the overall Property Search Fee in accordance with the agreed Property Search Agreement.
When does the property search begin?
The professional search begins once your requirements and commercial terms have been agreed, the necessary onboarding has been completed, the Property Search Agreement has been entered into and the applicable retainer has been received.
Can you guarantee that I will find a property?
No. Property availability, seller decisions, competing interest, legal issues, surveys and financing can all affect a transaction. We use reasonable professional efforts to assist you, but cannot guarantee that a particular property will become available or that a purchase will complete.
